The Challenge
The seller was occupying most of the building through two of its business units and wanted to both consolidate operations and unlock capital while preserving operational continuity. Navigating higher interest rates combined with a challenging office market added complexity.
Our Approach
Our process uncovered a buyer who was prepared to occupy part of the building immediately and accommodate a leaseback for a portion of the space. We also negotiated a separate Bill of Sale for a significant amount of the seller’s FF&E. The dual strategy allowed the seller to exit the asset while maintaining a presence for the showroom division of their business.
The Outcome
We achieved a successful sale. One business vacated the upper floor, allowing the buyer to move in immediately, while the seller’s other business retained stability by leasing back a ground-floor suite. This structure enabled operational continuity, facilitated consolidation, and allowed the client to redeploy capital strategically.
