The Challenge
The client’s requirement was highly specific: purchase an office building exclusively within the Scripps Ranch submarket. With only 15 buildings between 15,000 and 25,000 SF in existence, available options were nearly nonexistent, creating a significant challenge to fulfill the requirement.
Our Approach
To uncover opportunities, we directly contacted the ownership of every qualifying building in Scripps Ranch to gauge interest in a potential sale. Through this targeted outreach, we identified three off-market properties that matched the client’s needs and initiated negotiations to create a path toward acquisition.
The Outcome
After a year-long search and multiple rounds of negotiations, we successfully secured terms on an off-market property at 10085 Carroll Canyon Rd. The transaction closed and delivered immediate occupancy for our client, achieving their goal of owning a building in the highly constrained Scripps Ranch submarket.
