The Challenge
The landlord sought to convert an underutilized section of a much larger industrial facility into an income-producing suite. However, the building was not originally designed for multi-tenant occupancy, complicating access, functionality, and tenant fit. Identifying the right user, one compatible with the existing owner-user operation, was critical to avoid operational conflicts.
Our Approach
Leveraging our internal database, market intelligence, and established network, we identified a Poway-based tenant facing a relocation need and presented the space as a viable alternative. We coordinated a tour, explored multiple deal structures, and aligned the suite’s capabilities with the tenant’s operational requirements. Our approach emphasized both synergy with the existing occupant and value creation for ownership through activation of idle space.
The Outcome
We secured a direct lease with a tenant in a parallel industry, creating operational alignment between the new occupant and the majority owner-user. The lease generated successfully transformed an underutilized flex area into an income stream for ownership.
