The Challenge
The owner was approaching a lease expiration and needed to determine whether a renewal or a new tenancy would better align with the property’s near- and long-term objectives. The decision required clarity around market demand, competing availabilities, and negotiating leverage in a nuanced leasing environment.
Our Approach
We reviewed the existing lease and developed a repositioning strategy that protected ownership’s interests. From there, we designed a parallel process: selectively testing market interest while maintaining active renewal discussions with the incumbent tenant. This approach allowed the owner to evaluate real alternatives, understand current demand, and negotiate from an informed position rather than under time pressure.
