The Challenge
Ownership sought to lease both sides of a unique land-heavy, dual-building site in Mission Valley. Each property carried distinct challenges:
3645 CAMINO DEL RIO SOUTH (±5,000 SF): Required a tenant capable of appreciating oversized yard space, low site coverage (13.3%), and functionality suited to a niche operator base.
3661 CAMINO DEL RIO SOUTH (±3,547 SF): Building condition required significant improvements, and its non-traditional zoning and configuration demanded deep analysis of potential uses.
The combined leasing objective was to overcome both physical and market-specific hurdles while aligning outcomes with ownership’s long-term investment goals.
Our Approach
3645 CAMPAIGN: Focused on targeting users who valued yard-intensive operations (construction, service, specialty vehicle operators). We highlighted strategic frontage of ±325 feet, dual curb cuts, grade-level access, and flexible zoning to attract qualified users needing central visibility and operational flexibility.
3661 CAMPAIGN: Implemented a broader outreach strategy to capture a wide base of potential occupiers. We conducted detailed land-use and zoning research, consulted with city officials, and engaged contractors to address use-case challenges. Marketing emphasized redevelopment potential, operational adaptability, and proximity to Snapdragon Stadium and other Mission Valley anchors.
The Outcome
3645 CAMINO DEL RIO SOUTH: Leased to an emergency services operator, validating the site’s appeal to essential service industries requiring secure yard and central access.
3661 CAMINO DEL RIO SOUTH: Leased to an athletic facility operator who will redevelop the property into a recreational use, bringing a dynamic new tenant type to the asset.
