The Challenge
The client’s goal was to transition from leasing into ownership, but with clear requirements on price, location, and building size. In addition to ownership, they needed a more efficient facility to improve operations compared to their existing leased space. Navigating limited inventory while satisfying these constraints made identifying the right opportunity challenging.
Our Approach
We developed a tailored game plan, beginning with lender prequalification to establish purchasing power and refine pricing discovery. From there, we scoured the market for viable opportunities and identified a suitable building. After touring and submitting an offer, we negotiated key terms and worked through due diligence.
The Outcome
The transaction successfully closed escrow. To help offset holding costs while our client finished their existing 18-month lease, we executed a short-term lease with a construction company for a portion of the building. This also allowed our client time to plan and permit their build-out before occupancy. Upon moving in, they streamlined operations in their new, more efficient facility while achieving their objective of property ownership.
