The Challenge
The owner originally acquired the property as a stabilized, single-tenant net-leased investment, with Kaiser occupying 100% of the building. Upon lease expiration, Kaiser vacated the property after completing construction of a new nearby facility, leaving ownership with a fully vacant office building featuring extensive, highly specialized medical improvements. While the physical condition of the building remained strong, the specialized nature of the improvements introduced uncertainty around reusability, target buyer profile, and valuation. Ownership required guidance on how the vacancy and medical buildout would be perceived by the market and how best to position the asset for a future sale.
Our Approach
We worked alongside a co-broker to provide valuation insight, market context, and strategic positioning guidance.
