The Challenge
Identifying a property suitable for automotive sales in central San Diego involved substantial obstacles. Highly visible buildings along Miramar Road with ample parking, excess land, and functional layouts rarely become available, and most existing inventory is tightly held by long-term owner-users. The limited supply of automotive-friendly sites created a narrow window to secure a property that met the Buyer’s operational and branding requirements.
Our Approach
We leveraged our internal database, local relationships, and submarket knowledge to source an opportunity in Miramar that aligned with the Buyer’s entry strategy into the San Diego market. Given that the Seller was also an owner-user, the transaction required careful coordination to ensure the Seller could relocate their business immediately following close of escrow. By managing communication, timelines, and expectations for both sides, we created a smooth path to completion.
The Outcome
We successfully closed escrow, enabling the Buyer to enter the San Diego market through ownership and secure control of a highly visible automotive-capable facility. The Seller achieved a clean, efficient exit and redeployed equity elsewhere. The transaction demonstrates our ability to align complex requirements while executing within a highly constrained product type.
