The Challenge
Our client, the Seller, had recently sold their operating business, fulfilled the remaining lease term, and sought to dispose of the real estate. The challenge was to identify either an owner-user capable of repositioning the property or an investor who recognized the long-term value of the high-visibility corner lot, expansive yard, and drive-through functionality; features that are exceptionally scarce in the Miramar submarket. The unique site configuration offered solid potential, but required a buyer with both vision and the ability to act decisively.
Our Approach
We launched a marketing process aimed at showcasing the property’s flexibility, logistical strengths, and rare land-to-building ratio. By highlighting ingress/egress from two streets, secure yard space, and the property’s positioning along a heavily trafficked corridor, we generated competitive interest among investors and select owner-users. Our team emphasized the broader land-use shifts occurring in the Miramar East submarket, which further strengthened the investment thesis.
The Outcome
We secured a sale with the owner of a nearby property, who recognized the value of acquiring the neighboring parcel. The transaction delivered a clean exit for the Seller of a property with unique but complex attributes.
